I'm in Detroit, Detroit has Beverly Hills type homes less than 100 feet from total dumps (Indian Village) I've not seen that elsewhere.The street and the neighbors make a big difference in the viability of your investment  So ask yourself these questions: Are your tenants doing the break-ins on your street?

Property 2 is in a A area in Beverly hills and rents for $10,000 month.

I have 7 more nice 1/2 duplexes there and a nice 11 unit fully rented apartment complex on the corner of Euclid Ave. and Beverly Hills.  

While my fix and flip business is based out of my Beverly, MA office, I do have an office in downtown Leominster that houses my property management business, maintenance division and Central MA real estate team. 

It’s in LA, just west of Bel Air and Beverly Hills.
