It's saved me many times during our Flip projects with bad guys trying to break in especially when you bring in your high valued appliances or tools. 

New roof, new well, new septic, full gut renovation on two of the three bathrooms, new kitchen (cabinets, appliances, fixtures, counters), new exterior doors, and solid oak floors throughout.

Any damage to the wallpaper, paint, walls, floors, carpeting, doors, windows, window treatments, light fixtures, appliances, or other improvements to the Property (to include burst water pipes due to freezing caused by neglect or carelessness of the Tenant, his family, or any of his guests), in excess of ordinary wear and tear, shall be promptly repaired or replaced by tenant, at Tenant’s sole expense, so as to restore the Property to the same condition as existed prior to the commencement of the Term.

I know this is new construction, but everything that is new today has a useful life, so if you plan on holding long term, reserving for new roof, HVAC, appliances, etc is typically worthwhile.Not sure of your design, but if you are building these with any common areas, you will likely have a "house meter" for the common area electric.

It will take time for construction, time for appliances, time for hiccups along the way etc.
