and of course FLA has millions of platted lots that have never been built on.And then you have the real old Plats that were done pre 1928 like Lake Co CA.. and high desert of so cal and frankly most cities.. although you have to be careful many cities wont let you build on these lots as they deem them Antiquated lots..

I was on a State of CA steering committee in the mid 80s working on what to do with all these antiquated subdivisions through out america that if you used modern zoning and entitlement process's would never be approved.. the poster child was Lehigh acres and we have a big conference there with folks from all over the US.. 

I never show up for closings... at least when the buyer is there.. that is an antiquated cluster waiting to happen..

Some of these systems are more up to date and some are antiquated.

The  ones who are buying all the art and jewels and antique cars etc.

My clients were the type to do antiques and made all sorts of crafts and were happy as clams. 30K is a yearly wage for many in my area.

Hasn't happened since we went all tile.As far as price, I look for the best closeout I can find where they have the quantity I need and the same die lot and normally a beige colored tile to go with the other materials below.We use the same paint in all of our properties, Ultra Hide from Home Depot in an Antique White, I think it is 75 or so for a five gallon pail.
