As a side note, Floridas current insurance issues are mostly caused by other factors besides the increase in severity and frequency of natural disasters however (roofing scams and no caps on lawyers fees for claims, both results of bad government policy that resulted in most insurance companies leaving the state and the remaining ones raising rates to account for having to pay for all of the roofing scams and absurdly high attorney fees on simple claims).

The pros to them are vast though, no cap on how many mortgages you hold, they don't show up on your credit report, the closings are quicker, the rates are competitive, we only require a soft credit check, no tax returns or employment requirements, and the seasoning periods a very short.

If you are focused on getting multiple assets at once, consider this:1. you really don't have enough available capital to do this safely right now and you will buy cash flow properties with cap ex which you will need reserves for2. you need $15-20k in reserves for each property you buy so factor that in3. when you try to buy multiple properties to start, you end up missing the mark on your first one because you are collecting and not curating your portfolio
