I think I have funded about 21 of these in the last year and I can only think of 2 that did not require some sort of foundation mitigation and tuck pointing etc.. usually 2 to 5k per home.but at 100 a month positive cash flow when this happens you will wipe out 2 to 5years of your cash flow so if it was me for rentals in Dallas I would increase cap ex to account for this..

The building is located in an old industrial area that is quickly gentrifying due to the development efforts of a nearby major university.The building is very visible from a major interstate and all of the major arterial roadways (due to height) although it is tucked back into a developing industrial area.
