There are strong MF meetups all around the DFW area with a wealth of knowledge and connections. 

But was hoping someone more knowledgeable could confirm what I think is true or not before I attempt to file taxes by tomorrow.The web gives 3 tax bracket examples of 15%, 25% and 28%. 

I have read J Scott's book on estimating Rehab costs, but being in California, the numbers will probably be way above what he states.Personally I have done some light electrical, plumbing, and remodeled a bathroom, so I have some construction knowledge.

I don’t know all the particulars in this case, but I would assume the tenant has done this before without the owner’s/landlord’s knowledge/consent.
