Once we get 2 years tax returns on our first rental (I call it our practice rental now), DTI ratios will be alleviated for future financing and I think progress will be quicker moving forward.I'm an engineer now and installed cable TV for about 5 years before I went to college.

Well, you can buy Larry Going courses and most likely never spend more then $1,500 for his wholesaling 101 course or you can pay up to $25,000 for Fortunebuilders course called Mastery and not get anymore out of it then Larry Going course ( I dont own either of them, I just think Fortunebuilders are ripping people off with their high prices and using their TV stardom to gouge people).

Plus mine had matching stained wood trim - so I did not want to paint the floor.I was doing a couple maintenane items when the tenants were moving in and they were sliding their old huge tube type TV over the floor scratching the new poly right in front of me.

I'm purely guessing, but there could be an uptick in TV and film people flocking to Atlanta because of the all the work it provides, and who might be looking for short term rental units to stay in.A lot of my production work deals in neighborhoods with high crime rates, so at least I'm learning where NOT to purchase!

Suite is $800/mo, and that includes everything (i.e. water, trash, pest, building insurance, tv, internet, electricity, and access to all the amenities) except for contents insurance.
