I'm strictly asking about the logistics of doing this.My main question is: If I build a home on that lot, is there a way with a lawyer to isolate my share of the value?

In my rental, the tenant is responsible to mow, water, and trim the lawn as needed to keep the grass in good health.In the same way that a renter would be responsible for the cost if they broke a window or clogged a toilet by flushing feminine hygiene products, the tenant is responsible for any cost of repair to a neglected lawn.If I have to pay for weed control, contract lawn mowers, or reseed the lawn because the tenant neglected to care for the lawn, that cost is passed on to the tenant, including a fee for my time.If your lease (and state law) allows it, holding to strict observance of your expectations for lawn care tends to motivate the tenant quickly.

@Ricky ChauWith the market today I am not surprised that some lenders are becoming more strict with their qualifying criteria.

I can see though how you could do this strictly for cash flow and not care about using the place.   

Strict screening would avoid a lot these problems, if a landlord is having issues with it then it was just a matter of time before they ran into similar problems.  

However, text message marketing requires adhering to specific guidelines and best practices to remain compliant and avoid facing SPAM complaints and/or potential lawsuits.Those who do not comply with the strict SMS guidelines and regulations can not only face angry customers, suspension from messaging platforms, and unwanted legal action.
