HM fees are extensive and doubly so because I then use a "soft" money lender for my re-finance exit strategy (buy and holds).  

So, I reached out to transunion to ask if this is a SOFT (good) or HARD (damaging) credit hit.

Comps from Freedom soft say value is $96k, but I do not know HOW extensive the termites are, and it looks also like the plumbing and heating stuff may have been robbed also.
