The loan amount is sufficient for me, as I am not looking to borrow more than necessary anyway at current rates (7.35% seems to be cutting edge right now). 

It seems like the partnership is not based off of a split in roles, where one brings in cash and the other brings in experience + sweat equity.

It seems that someone else got to it before I did or it’s overpriced, and I can’t make a profit if I flip it. my goal of flipping 3-10 this year is dwindling and I don’t know how to find the “off market” properties being a small fish in a big pond.

Building this foundation seems essential for success.I have just a few questions and would greatly appreciate any of your insights:1.)

I received a quote from a broke that mentioned it will be ~$30k/unit (seems high), which should include adding washer and dryer units to the apartment. 

  $1.5M mortgage, 30-year-fixed at 2.5% so I really do not want to sell or refi.I've looked at equity co-investment outfits like Point and Hometap, but the deal terms seem atrocious. 

All this seems straightforward, with the understanding that this money will incur higher interest rates and will need to be paid off as soon as possible.

Seems like finishing the house and renting it out would be the way to go, at least in my opinion.

I’ve heard from a few other agents that have transferred to some of the virtual brokerages that it’s not as great as it all may seem.

It seems like the spread is large enough to still profit without subtracting the rehab cost.Maybe I’m misunderstanding this.
