I am looking for tips on structuring a rent to own deal.  

I am located in Miami and would like to mainly work with flippers using six month loans.

After 4 years of paying landlords rent, I would like to start in investment real estate.

It cash flows (rent less PM, taxes,insurance, no mortgage pmt) for Approximately $1500/month.

The rentals occupied by illegal immigrants are located in areas where the working class, not vacationers, needs housing. 

Most lenders won't do this property type, and some will also value it based on LTR market rents. 

It's pretty common to get half a month's rent, which is then split between you and your brokerage.My best advice is to focus completely on finding a company or mentor who is at the top of their game and NOT AT ALL ON THE MONEY. 

Due to the size of these stores it makes it very difficult to rent these locations and in most centers you have to divide the space which requires significant modifications to hvac, electrical, plumbing and storefronts.While this doesn’t answer the questions gives things to consider if buying one.

You have rent coming in and expenses going out and only pay tax on the net profit.
