On the other hand, I may have deals (single-family, multi-family, private investing, etc.) coming across my plate where I will need the cash and have to act quickly.  

I'm actively seeking partners/private lenders to provide cash to the deals I provide.

Would it be better to try and put a business plan together and pitch to private investors or a bank?

Im not really a person to ask for anything, however I know at this point in order to really grow my real estate business like I envision I need to start using private money.
