I was in the military so I was not able to commit a whole lot of time into it; however, in the past 10 years, I acquired 6 rental properties.  4 mobile homes on land and 2 regular SFH on land.  

Your plan does not work for several reasons, most notably the sweat equity component.A self-directed IRA is a tax sheltered investment plan.  

Looking back now, I can see how my education now ties into my full time career, of course back then I was not able to see this.

At this time I am looking at Dallas, Austin and Charlotte, NC markets, but not able to decide which one to zero on.

Michael, as Jon said your IRA is not able to purchase your property if you already own it.

The one whose has been evicted is being sued by their landlord because of the mess from the fire and all his things left and was not able to be removed in the time allowed. so wouldn't this fall on insurance from property owner responsible. ? 

Like i told Jaron she is not able to pull out any equity or do any HELOC because she does not work.I have not done any research but is it possible for one her kids to either take over the loan or be on it, so we can do the Heloc?

Ended up doing a DIL and selling the house, getting a 800%ish profit.We can write examples all day but another notable case is a woman who went through BK and the loan was sold 5 times.

I need help with funding this property, my first private lender was not able to help me out since they are having some issues, so I'm writing this for to find help or tips on what to do.Where I'm at:I just started my realtor career so my tax will not be able to qualify.
