I recommend exactly what you thought about in your post: househacking.Easiest way to get started, lowest barrier to entry because of low down payment needed, and a great way to get a feel for investing while having it in your backyard.Use the BP tool to find an investor friendly agent.

Should they not do so, the hold deposit is non refundable and I am free to rent to someone else after that date.I think in the 8 or so years and 60+ houses I own, I've only had someone back out one time and I kept the money.

A trustworthy agent is a great resourceTypically, if you buy something like a duplex rent, the other unit out and your mortgage payment difference is what it would cost for you to rent that place or less the deal is worth it.This is also factoring in renovation, capital expenditure, etc.Good luck!

On a 250k loan I can knock off about 3 years from a 30yr mortgage and save $14,000 in interest simply by paying my mortgage with my debit card and using the cashback reward as an additional principal payment.
