Also, many sponsors do not have experience through the entire real estate cycle,  which to me is a huge thing since we are so late in the current cycle.

I’m sure you have learned tons throughout the process by working these deals….and I think you are smart for wanting to cycle your earned income into real estate…it’s always funny to me that some real estate professionals don’t own themselves!

This one is pretty easy: Deposit it two bank statement cycles (plus a few days, so if your bank statements go from the 19th to the 19th, deposit it a few days before the 18th and start your two month countdown on the 19th) prior to when you want to get preapproved. 

Big picture, we have been in an inflationary cycle (still in one).
