From research, I've seen multi-family is possible, however somewhat challenging in the Southeast. 

But I do have $33,000 in a legacy rollover IRA that a certified financial planner invests for me, and I will tell you that I think of that money as peanuts when it comes to retirement income, as any reasonable person should.All the people I am still in touch with from high school and college have, at best, two nice cars, a nice home, a stack of monthly bills a mile high, family photos take by professionals, and money saved up in a 401K.

There is only 1 apartment complex within 10 to 20 miles in either direction to the larger cities. 

I have one STR and have a blast managing it by myself from over 100 miles away.

If it's rural, meaning a population center of less than 25,000 or not within 25 miles of a population center of 100,000, pass.The few DSCR lenders that will touch it will be expensive.  

Under contract needing a  close by end of week — Very hard to find  6 unit Multi family most units are 2-4 .. price In the 70k range per  unit.Aside from beach block only 1.4 miles from the VA medical center just across the bridge .
