So you would net $33k in that example and that also doesn't include state tax. 

Anywhere privacy is expected, which is anywhere within the space being rented, and in a house that includes the common areas, you cant have cameras.What are you going to do when someone walks from the bathroom to the bedroom naked.

As well, I do not rent any property that I myself wouldn't live in, which includes location, finishes and repairs. 

The listing agent should have all the info available to potential investors that they'll need to make an informed offer however including rent roll, financials, photos, proforma, sometimes current leases redacted and sometimes (more rarely) even a recent inspection or pre-inspection, etc. 

This would include buying any property as both property types are well over this limit for useful life.

But the agent included 2 MLS listings in the contract. it’s for 2 huge markets in NC - I didn’t win the property I signed with the agent for.

This could include techniques such as seller financing, lease options, partnerships, or private lending arrangements.

I personally use designers, and I budget $20 a foot for everything including design fee.
