My question is, whats a good buy price. the owner now seems to have a lot of interest at 6500, but i just think that because of the work needed that i need it cheapier. however, even if i just rented it. here is some fast basic numbers.lot rent: 300could rent for: 600Thats 300 a month, and 3600 a year. no maybe not the ideal price. but for less than 10k still not bad.

Also, while some of the tenants are ideal a few are chronically late and one extra benefit of the rental increase is to install a regimented system of accountability for paying rent.

A duplex/triplex/quad would be ideal as those are "better" investment properties for cash flow than a single family would be, but they are also more expensive.

Ideally it would be a fourplex as that would give you the best return, but you'll make some added sacrifices you wouldn't have to make living in a duplex at the same price.Then in a few years you could move out and rent it all out, and see even better returns.

When I was going to college my father was buying and selling rea estate (mostly commercial) I was interest in being like him but at the time, when l got a business degree that emphasized real estate, I thought I could be like him but I was more interested in the construction business and stayed in it until I had a brain annuerism and stroke at age 54.
