Zillow and their subsidiaries are trash...mashvisor too...none of these big data firms can explain how they actually arrive at their figures...at least Core Logic has been in the game since the beginning of time and RPR is the direct path to the real estate market as it exists for listed properties, anyway... 

Curious if everyone did a pre/post rental inspection with tenant (either new, or existing on purchasing a house)?

@Christopher Dorsey Sub2 is a standard purchase contract with a clause that reads something like: "Purchase is subject to existing financing remaining in place and in the seller's name."

Another note here is that they also run the gross expenses against this fictional number and add in Asphalt Repairs, Payroll and Management fee.
