Might be might not just depends.My understanding (I am NOT a CPA so double check this) is that you would get proportional deductions for the space that is rented as well as depreciation, but the portion that is your residence would be like a standard residence, i.e. no deductions for depreciation or updates, but proportional exclusion from capital gains.

I only give them a short time (about 5 days) to meet for the lease signing before they lose their exclusive rights to the unit, so this prevents someone from dragging their feet after they've signed the contract to hold.Once the lease is signed, I take down the ads and send out emails to people in mid-marketing flow letting them know that the apartment has been rented but I will reach out if something falls through.

@Arya Farzan Actually you will....take the actual taxes due, divided by Their assessment, whether affected by the 3% cap or not, that gives you the % rate....then use that rate on the Market Value number, adjusted or not, for the homestead exemption.You’re right about the $25/50k...my mind was going to the 121 exclusion.
