Daughter had been a peaceful tenant but isn't good at communicating at all. 

There is finally now some communication and I need advice on what to ask for to make sure I will be paid fairly.The first property I invested in (with the same company) paid well after 2 years without any problems so I chose another apartment building to invest in with them.I did not receive info about how many partner/investors there are or the percentage I own of the LLC.

Hello,Working on a communication plan for my tenants who cannot pay rent due to COVID-19.

I'm excited to begin communicating with others in the industry, and seeing that you and your team specialize in working with investors is a huge plus! 

I'm trying to figure out how to best communicate with my tenants regarding this difficult time of the corona virus.I'd like to be sensitive to what's going on, but I also want to be able to cover my mortgages, bills etc. 

So what everyone must do is look at the scope of your tenants, stay as informed as possible about the economic impact your tenant may be experiencing and keep the lines of communication open as possible and be as forward-thinking as possible about solutions to what is going to a monumental collapse.

It was better than nothing, but I wouldn't recommend it.The pros of a ventless are: efficiency, no need for ducting, typically higher-end.The cons: more expensive, they put heat in the room (may not be a con), need to drain condensate, may have smaller capacity than conventional units.

There is a need to create a win-win for all parties involved, and the landlord or manager needs to be a leader in a situation like this.Whether you self-manage or use a professional manager, communicate with your team and others in your community to find creative solutions to keep moving in the right direction.  

Im not sure if the question involves with the virus going on  but if it is then I would hope that the tenant would let me know that he or she can't pay the rent  so then  I would communicate with the bank where I have the mortgage and request a forbearance.

If your agent/broker is knowledgeable about those types of products and has them available, it's likely more efficient for you to implement a single "master" policy for your properties.
