What's a good (and hopefully economical) way to send mass text and are there laws against doing this in specific places such as Houston, Texas?

Q4: First time using hard money, so not an expert.

Opportunity is everywhere, and my view is once you get into an area of 50,000+ people with a growing, diverse economic base that has reasonably good climate and access to transportation and entertainment.  

This will really only be economical if there is municipal water/sewer right out front the park that you can connect to.

If you contractually agreed to make the payment on the loan so there are a lot of reasons why a sub 2 transaction is better left for those who have an army of attorneys and can withstand a lot of lawsuits for the average joe or jane out there those types of strategies are probably left for the experts in the industry as a whole.

@david @David Brent thanks David, I do googled this topic before posting here as u said there is no clear answer even on those articles. but now i'm getting little bit of sense on this topic. anyway for CRE prices are in direct relation with NOI so debt will be considered as second part i Guess that still kind of have Impact and No impact on Property Values based on supply and Demand and future Economic factors not just the Interest rates
