We believe our house rules display clear expectations with our guests to encourage an honest relationship.

But most all of them once you open it after a year or two of good behavior they will raise it.

Of course when you do this you increase the paper trail showing fraud.Sorry to be so blunt, but this kind of crappy unethical behavior is what starts to kill a good market - it's just greed.So run don't walk from this guy.  

You handle everything else from there on out.A full service realtor, will do all the marketing they will run open houses, good ones will create solid collateral marketing materials to hand out, run display ads in local papers, have Broker Open houses, etc.Now you can do all of that as well, but when it comes right down to it, what is your time worth.

Give you the wherewithal to pursue and achieve your long-term goalsMany investors start off "too hot", and they either overdevelop their first property or they spend their money too fast - either of these behavior will stop you dead in your tracks, and you probably won't even be able to achieve your short-term goals - and you certainly won't have the resources to pursue your long-term goals.

Just google the Cleveland land bank you will find tons of suspicious behavior.   

Keep discussions on the market and the unit, or behaviors (does one pay sooner or more consistently, stayed longer), not on the specific circumstances of the tenants.Whenever we have an opening we bump rent to market, so newer tenants are often paying more than older tenants.
