She is over there constantly pestering the crap out of her tenants about something or the other.

What such crap shows is that you have done absoluely nothing toward the study of basci real estate issues and you come here for answers to questions because you're too darn lazy to do any research on your own business.

With not enough returns on the rentals , or no meat on the bone in the rehabsWholesaling, and flippers most of what they come across is crap( sorry its the truth )in todays market.

When in doubt, I keep their crap locked up somewhere else for a couple months.  

One is a piece of crap house in a not very good neighborhood.

The rehab is $35KThere are plenty like that and we are not talking about crap houses in crap areas, these are all nice homes that just need updating.

You can also obtain cash flow in many cities in OH, MI, etc. but I don't like to invest in many of these areas as I don't want to deal with the daily crap that MikeOH deals with in his biz (DISCLAIMER: not knocking his biz at all, just not my biz model)I think you are better served to find the very best cash flow markets in the best states, and hit them as hard as you can for maximum growth and cash flow potentials.

And I even tip-toed into the "Nouvea Riche University" crap.

I'm looking for the great deals though, not wasting my time on break-even or $100/door crap.
