 - some thoughts:  A) Have processes: This is how we handle filling vacancies  B) This is how we handle deposits  C) We do periodic "inspections" - we check the smoke alarm or air filter every three months to see inside.

You might have to get creative: owner financing, air bnb, new build and rent, but the deals are still there.

You could possibly put tiny home or rv in your backyard and get away with it as an air bnb/vrbo.

yeah, that's granite in the kitchen. that back splash is coming off, i can't stand tiled back splash. the cabs are getting painted white. the basement is semi finished. it has nice planks on the ceiling. i normally want everything exposed, but it's nice enough that makes it look cozy.

When that's not possible we keep the baseboards and use a hydro air system.
