The posting investor mentioned the part of town for the second property as undesirable and your comments on appreciation speculation based on the reality of the area is important to consider.  

Ignore my comment "under 4 years..cash flow", re-reading that I understand the confusion.It is a much older home,1929 built frame 2/1. 

Could either you (or another expert) comment on this ?

Regarding your equity comment can you explain more in depth? 

I’ve called every number I can find, and even the DOR rep commented that the DOL has shut down.

Jacob’s comments seem spot on, you should be able to find quality tenants in any of those areas.  

@Eric James @Russell Brazil @Andrew Postellto be clear, she's been working at the same hospital for over 4 years and called in very few times (Just like any other employee). the fact that she has a medical condition that allows her to call in doesn't mean she doesn't have a stable income.Based on your comments it sounds like a person with MS should not be qualified to lease a car, buy a house, or get a student loan.
