Our timeline is very tight on our primary residence because we are going to rent a month to month furnished apartment/house during the transition period while our furniture & belongings are in storage.

Could infant/toddler children be added to purchased property that is to be used as investment rental property/primary home.2.

I mentioned to a fellow investor and he told me to add minimum $3K to my demo budget just to remove all the left over furniture and "JUNK" from the property before I could even start a true demo and rehab of the property.

So I only had 65K equity in it plus it was a brrrr and my all in including financing and furniture was 240K.

We plan to use the property as 2nd home for the summer and we do plan on furnishing the home, so use of most of our furniture (Beds, couches, appliances, kitchen table, dressers) would be included in the lease.Has anyone else structured rents this way and what advice do you have for us? 

My goal in real estate is leave a legacy behind for my children's children and to be the change that I would like to see in my own community and around the world. 

I worry about tenants (children or animals) putting something down there or getting injured. 

What are good resources and go to stores for supplies/furnitures based on your experience?
