The benefit to hard and private money is usually they don't require much of a down payment, there's less criteria on the performance of the property at purchase, they can usually close a little faster, and there's little to no underwriting on you as a borrower.

@Patrick Menefee it’s touch on those situations, but here are a few suggestions;Cameras as you have stated, security company, guard dogs (there are companies that do this for hire), give a cop free rent for one of the units while under rehab, let one of the contractors stay while rehab is being performed

My score is currently around 650 with limited lines of credit (student loan and 1 credit card) I haven’t noticed a change in score for about 2 months now and I make all my payments on time and carry a Low balance on my credit card...Are there any tips on how to boost my score ?
