@Chris Seveney1: When you say the return is never promised are you saying how long would I get ( because that depends on how long the borrower keep his side of the bargain ) or you mean even that could change even if I hypothetically believe that borrower is going to make the payment throughout the term?

I believe that is what @Jay Hinrichs was alluding to being easier to buy a performing loan and collect the future payments and keep 100% of proceeds, they downside is quality performing loans have a higher price point.

My PM doesn’t accept partial payments, and if it’s after the 5th they charge the 35 dollar late fee.In this case I have to believe there is a reason for that.

I don't believe that a clause requiring the buyer to give the seller a copy of the appraisal is part of the PAR agreement.
