Studio apartment downtown sure, I see lots of reasons to want to live in one; but 'tiny/mobile home' 200sq/ft outside the city... not so desirable.

As a rule of thumb, a duplex will rent for about $50 less than the exact same size/features SFH.I would think you should be able to get at least $700 per side without much push back.I have a 3 unit in Plainfield [similar to your area] that I get $500 for each of the 1 BR Studio units [450 sq. ft].Of course, the flip side of raising the rents is higher turn over which equals less profits as well.

The units are small one bedrooms and studios, but the building is old and often the improvements are fairly extensive: New drywall, flooring, ceiling.

The rents cover all my expenses while we live there and an additional $400 a month.My plan is to buy another similar property after I've been here for a year (August 28th 2020) and do so every year until my passive income affords me to stop working for someone else.With my job I spend a lot of time in the car and listen to tons of audio books (Rich Dad Poor Dad got me started) and am working my way up the BP podcasts now.Would love to connect with more local investors who has the same goals as me or has exceeded my current goals!
