I've done a 3% down financing loan, offered 6% down on market and took my 3% commission and applied to to the down payment 

I have the LLC filing, their website, and other than that I'm not sure if I'm able to find anything else (or should be able to) to vet this private lender.

I don't know a ton about it, and am not sure if you could do it part time or what but it would definitely be worth looking in to to help pay down that debt.

If anything, since a S Corp has to pay out a "reasonable salary," you would be converting "tax advantaged" passive income to to "tax no so advantaged" active income.

The problem is that those doing the lending are not aware of the consequences or risk they are taking.Big boys can afford to lose that money (they don't like to, to be sure), but they understand the risks.
