@Tarik B. the main question I would ask in your shoes is what is your return on equity.

We picked up a commercial parcel of land not too far off of a main highway zoned for self-storage (and other uses) for $50k.

Want to buy or build a self storage park.

If I were in your shoes I would make this kind of purchase after I had an investment portfolio that protected my potential downside risk. 

Apartments, Mobile Home Parks, Self-storage, etc.

Looking forward to advice.If I were in your shoes, I would seek out and build relationships with syndicators and find ones with experience, who you like, and who invest in areas you are interested in.
