Inexperienced sponsors need balance sheet help but loan guarantors prefer to cosign with experienced investors (who, in most cases, don't need balance sheet help).Most investors in your shoes stack net work and liquidity with friends and family (or members of an investment club) or they bring their deals to experienced sponsors to qualify for funding.Good luck, you are well ahead of most people.
