The big question...dscr refi this rental or sell it? 

I also spend time each week checking Airbnb and Vrbo calendars, making sure pricing is good (I use PriceLabs but sometimes it needs tweaking), and I had a problem with Vrbo this fall blocking the entire 2025 calendar for no reason.

Situations like this I would have done a WT before offering.

I've only owned a couple sfh am middle-aged and not sure I agree with flipping sfh at this point to create wealth, time freedom and passive income so I have been reading and there seems to be a lot of talk with multi-families and more specifically apartment investing.

This is because there’s well established case law that states a lender can only hold a guarantor personally liable if there was a benefit received.

Conventional financing doesn’t allow you to close in an LLC, so if this is a must, DSCR is a good option.

If they're just going to be there for an hour to two during a time frame you have set for prospective people to view - give them directions that prospects will need to reach out to you for lease details/moving forward.

This is a very modest goal all on my own without any investors. with help i could scale much quicker.
