There are currently three unique deals that I would like to explore, but would really appreciate some advice from anyone kind enough to give their opinion.Ideally, I would like to utilize the BRRRR strategy and have found a fixer-upper single family home + land, a 4 unit multifamily, and a nice 2 story manufactured home in a mobile park.

Hi BP,I am looking for recommendations for modular home builders that serve Colorado.I have a lot and am planning to put up a modular (not manufactured or mobile) spec house. 1500-2000 sf.Any and all comments on this type of venture along with any recommendations would be appreciated!

@Clayton Coombs Regarding finding a good property manager, if many of the homes are mobile homes you may want to check with your local manufactured housing association.

But until then, she needs a place to live, and since she can't afford to live in her own home, she has to sell it, but because of her low income, nobody wants to take a chance on her) (I did call a Senior Citizen Manufactured Home Community that understands and will rent a trailer to her based on her paying in advance so thank goodness for someone not being afraid to do so.

@ Mitch - As far as the inspectors go - they do not care about the manufacture specs - only about building codes and safety issues.
