There are currently three unique deals that I would like to explore, but would really appreciate some advice from anyone kind enough to give their opinion.Ideally, I would like to utilize the BRRRR strategy and have found a fixer-upper single family home + land, a 4 unit multifamily, and a nice 2 story manufactured home in a mobile park.

Hi BP,I am looking for recommendations for modular home builders that serve Colorado.I have a lot and am planning to put up a modular (not manufactured or mobile) spec house.  1500-2000 sf.Any and all comments on this type of venture along with any recommendations would be appreciated!

@Clayton Coombs Regarding finding a good property manager, if many of the homes are mobile homes you may want to check with your local manufactured housing association.

They will generally get materials from reputable manufacturers like Shaw, Mannington, Armstrong.

Sometimes, they do not even note that building is stick-built as opposed to manufactured housing or a mobile home. 

But until then, she needs a place to live, and since she can't afford to live in her own home, she has to sell it, but because of her low income, nobody wants to take a chance on her)  (I did call a Senior Citizen Manufactured Home Community that understands and will rent a trailer to her based on her paying in advance so thank goodness for someone not being afraid to do so. 

Manufacturer warranties for products like this are irrelevant.

@ Mitch - As far as the inspectors go - they do not care about the manufacture specs - only about building codes and safety issues.

I am currently updating my rental units to the manufactured floating wood floors and/or ceramic.
