I need a business attorney, probably someone local, I need to buy an existing company with foreign inheritance, this company needs to be restructured and have its article and bylaws reviewed and fixed.

But then also lenders who will only issue a prequal upon reviewing the deal.   

With any issue that arises, have it brought up, review the work with the sub, and have him price it.

If they do not agree with this then you remind them (and hopefully your lease expresses this) that they had a chance to review the rental unit twice and agreed to rent it "as is".  

I went with DCN 107, as the descriptor in the instructions seemed closest to what I was trying to accomplish ... but I have forwarded to my CPA for review ... wish me luck!
