When I first began investing, I figured having a license could only help: It doesn't take much work obtain, doesn't cost much and much like a driver's license, assuming you don't royally screw up, you never have to go through the process again (only continuing ed.)

One of my clients has gone against his gut before and 100% of the time he had problems.If someone gets mad because you rejected them for a valid reason (which has happened to me), I just provide the evidence (showing the credit report, etc.) and move on.

so red flags.1. money up front usually 500 to 800 to suck you in.2. rate to good to be true IE 4 to 5%3. reason we can do this is you buy this NON exsistant insurance policy ( Fraudulent from the get go)4. bad English or poor website 5. offer to show you their picture with their drivers license ( I like that one LOL)I suspect your private lender has hit you with a few of these you already mentioned the insurance.

1- Someone who can do minor repairs and would not complain about every little thing, and if they see that the door handle is loose they can get a screw driver and tighten the bolts instead of calling and complaining about it and asking to send someone to fix it.2- SOmeone who would tell me when there is a problem big or small even if they decide to fix it themselves.3- Someone who would take care of of all of the yard work and not just mow the grass, for example like trim bushes, pull weeds from flower beds etc.4- SOmeone who would not make structural changes (like removing closet doors or changing light fixtures ) even though its clearly stated in the lease agreement that its not allowed.I know that there is no such thing as the perfect tenant and that people will do strange things.But, I got lucky once and found someone like this in the past but it was due to pure luck.SO I am trying to see if there is anything that i can ask a prospective tenant in order to determine if they would be a good match and meet my criteria as best as possible.

Also, have your driver's license (front and back...legible pics) and the last 2 months of your bank statements complete with all pages ready to share with them.
