Hey Qusai, I see you’re dipping your toes into the world of assignment contract wholesaling, and I’ve got to admit, watching someone from a background in finance tackle this is like seeing a chef turn leftover veggies into a Michelin-worthy salad.

@Jake Santos don’t have experience renting out but have plenty of expertise from a tax perspective in regards to this.

But if the blue sky materialized then repurchasing that equity could still turn into a win/win.

If this is how it works, do I ever go through the title company like I would in a normal wholesale transaction?

There is a potential scenario where an outside rescue fund (marketed as preferred equity to new investors) could come into play in many of the projects that appear to be performing especially if they have been paying the pref (via a reserve account stockpiled by over raising funds in the beginning).

However, what I would suggest based on your expertise as a contractor is going into a semi-fixer upper and make minor repairs to boost equity as well as savings.
