Now it is apparent why unlicensed brokers try to hide their identity, etc when illegally advertising properties they do not own.

Good advice about knowing that I'm an investor but truth is that I won't be able to hide this from them. 

No reason to hide it.Do not pay for an inspector, that will be up to your end buyer.I would suggest you spend more time on this site and connect with fellow wholesalers.  

Don't hide your intent.AND use the word CASH....

The lesson from that is not that I want you to reduce your profit or to hide the buy/sell amount, I want you to get better deals and we'll both be happy with the numbers.

Now I treat those people like a treat people that won't buy in certain areas because they're "dark" or "integrated" or whatever other code word they use to hide their racism - I don't do business with them and don't try to.Haters gonna hate.  

I had no idea he was contemplating a move.There's just no telling where that deal's going to be hiding.

We will often suggest a vendor carry when we have an owner with an unrealistic expectation of value/price for their property  ... typically motivated by what they need to get out of the situation to save their hide.  

I am sure your trainer has never mentioned this.Most hide behind equitable interest theory which is great but when its a scheme its selling RE without a license plain and simple.when your buying for your own account that's fine.. you close you own you do with them what you want.And I get it on hoarder houses I bought 5 in the last year that were not saleable accept for cash I am not even sure a HML would loan on them LOL.. so folks are kind of stuck I get that.but like your said lots of bad actors in this realm.

If you as a wholesaler have to hide anything from the buyer or seller then isn't that by definition shady?
