Too many "tricks" required to make it work.

I have been doing my best to learn marketing tips/tricks to help find my next deal but have been struggling as I work full time as an appraiser and just had a newborn. 

The trick is to keep your patience during those first years.

You will get people asking you, pitching you, the trick is learning those signals when a person is interested because I have found most are very skidish on saying they'd be interested in "getting in", so they ask in a very round about manner. 

Trick with house hacks is figuring out where you want to be when it comes to comfortability versus profit.

I have also heard tricks about when you first get the property to list it as like $4000 a night so that nobody books it and you can get everything in order so it's perfect when you get your first booking.

When i look at what its currently charging it looks like 2,300 a month & the neighboring properties are similar in monthly rent if not a bit lower…I know there are many different ways to filet this fish here but as I am inexperienced I simply don’t know the tricks of the trade yet. 

I had pulled a few different models from people like Michel Blank and reverse engineered them into my own version but I still didn't feel it covered what I was looking for however Justin's courses filled in a lot of gaps (and taught me some cool excel tricks along the way).
