I'm guessing that vacation rentals in Florida might be similar since both places don't really have an off season..In Hawaii, there are a lot of resorts with condos for sale that are turn key.

You can use hardmoney to make your cash purchase on the property, maybe not 500k, and then after seasoning (the time the bank wants you to own the property which is 6-12 months) you can refi and get a traditional mortage.
