I'm currently self-managing with some assistance from a family member that is a property manager.Nitty-gritty info:3466sq/ft 4 unit multifamily property. 2 bed 2 bath2 bed 1 bath x21 bed 1 bathA semi-finished basement that was rented out by the previous owner but was destroyed by that tenant and is currently unusable as a rental space.

What about renting cheap space under a commercial lease--or even a sublease.Have you spoken with any local Commercial Brokers about leasing (Re your cash flow).Something to discuss with the Brokers (if you go that route) is do you conduct business with customers at this location in person often, or is it just workers that need it.Good Luck!

(Owner-occupied)You can play with these on your county's tax assessor sight, estimating real property taxes for occupied/rental.If you want to get into the SFH space, and be competitive, I think your best bet is to invest in properties whose assessed value is sub $75k-$90k.
