Rick H.so basically I need to read through the language of the trust to see if there are any provisions preventing the trustee from moving the deed into his name?

I wish I had the benefits of being a Bigger Pockets member years ago when I started, I believe I could have prevented some of my mistakes and possibly been a true REI success story.

It becomes problematic due to callable loan threats or inability to get loans due to the LLC (although you can still just personally sign for them if eligible).However there are plenty of people with assets to protect who aren't in a a position where they need to borrow money and the corporate entity is preventing them from doing that.  

I'm thinking I need to call the county to find out if I can pay the taxes and prevent it from going to auction.

Is the roof leaking where that I need to address immediately with big bucks to prevent further damage?

Cincinnati is a great city, and I'll continue to have roots and investments there, and it'd be the first place I'd move back to if LA doesn't work out.  

The other thing that agents do is pay for things when the deal is close, but there is a gap that will prevent closing.  

Supposedly there is a federal law to prevent this but not sure if the lenders get around it. "12 USC § 1701J–3 - PREEMPTION OF DUE-ON-SALE PROHIBITIONS" "(5)a transfer to a relative resulting from the death of a borrower;"I would hate to go through the probate process to change title and have them call it.  

A little pricey but it works- kills the mold and prevents reoccurance, unlike bleach or H2O2.
