There no reason to wait any time or have any “whichever is lower” rule come into play.

I think index funds are a great way to diversify, definitely a long term play though.

I have seen attorney's, CPA's, fund managers, etc. quote incorrect material on OZ's which is understandable since the topic is so new and a lot of the guidance is unclear.It will be interesting to see how QOZ's play out!

Generally speaking with 4 one bedrooms like you have here the play would probably be to go with baseboard electric heat.

I realize a lot of factors are at play when arriving at this number, aiming for average cost per sf in NNJ in a nice neighborhood.

Unless my client is dead set on that house I will show them one of the many other homes in the area that they will be just as happy with, and that are much easier to show.

We are playing it close because we only have 11k in the business checking account and 9k in the savings account to run the business.

As an investor, I refuse to play that game and click to the next listing. 

I have been playing around with the numbers and I've found that using an FHA loan (which I am confident I qualify for) I can get a 4 Plex and have a really solid cash flow.
