If someone is spending a week in your place and say the safe doesn't work, they aren't patiently waiting 10 hours to hear back on when someone will come and fix it.

i recommend being patient - look at as many properties as you need to in order to find the right deal. 

I’m also right there with you @Robert Collins trying to be patient, which can be hard when you’re ready to go!

Pitfalls: What I've seen in working with contractors is that in general even if you put up 100% of everything (you handle the QSP bids, deliver material, pay for everything, etc.) they will want "their money" after they complete the work... some will want to be paid before they complete.They aren't patient enough to handle waiting for the property to sell.
