The main key to your performance is great photos and little extras that push you to the top.

@Adam Giles, I am curious how you found SE Nebraska if you are originally from Maine and now are in Arizona.

You might end up having to replace your sewer line to the main. 

I'd just get a hard money loan; they exist mainly for financing flips.
