Can you say that most HOA's in Houston, TX will allow me to do the above (i.e. sleep in living room and rent out all rooms; rent to 2 (or more) tenants per room; and install walls (or temporary walls) in the living room to make another bedroom)?

I don’t see why solar panels installed at the right cost, yielding a payback period of less than 2 years, wouldn’t be a good decision.

I hope that since the rest is just cosmetic it will go a bit faster  (i.e. install laminate floors, tile, painting, install new kitchen cabinets, landscaping, and staging).

The units could EASILY be rented for $550-$600 even without the minor upgrades and central heat/air units that I'm going to install (all of them currently have AC and gas heaters.)

Hi,If you are looking to save money and also a solution to leaking, i would suggest to reinstall roofing with modified bitumen, it will make your space more elegant and attractive, This option is not so long lasting, but is costs less & In terms of durability i would prefer you to go for EPDM method for re-installing roofing.
