When we analyzed it I thought on the high end we could make $50k but it sold off market and quickly so no complaints getting a little less out of it.

I am already doing the marketing (placed bandit signs, launching FB ad next week, selected databases to purchase the list of properties that fall under high equity, vacant and other criteria, to be skip traced and cold called and etc.).

What I mean is that properties with extremely high cash flow on paper will TEND to have more costly capex issues, more maintenance issues, and higher rates of turnover and delinquency.
