Haul lumber, pound nails, sweep and do all the junk that hired labor does.

Called a few junk haul guys, and they were extremely expensive, so thinking a normal contractor may be cheaper.

I live in the city and have toyed with the idea of moving back to LI.

We hauled away 4 jumbo trash bags of the tenants items, mostly hangers.

As far as labor, I have a guy that tears out the carpet and hauls it off, and installs this flooring for right around $1/sqft.

I am toying with using the strategy of parking my 9-5 paycheck into my HELOC and paying all my expenses out of the HELOC.  

She has a finance and project manager background and I am a third generation contractor (who promised his dad he would never be a contractor... sorry Dad what did you expect when you would wake me up at 5am to haul shingles and bricks up a ladder at age 14) and first generation entrepreneur.We are truly looking forward to the constant improvement environment Bigger Pockets has created here.

It is certainly not east to find a team of knowledgeable, hard working people to work with over the long haul today, but doing so very important for long term success.

So if the previous owner had a lease with them for ten years at $1 per month you are in for a long haul.

This is not a case they will want to place much attention to, I can file, I can make it super tough on the people, the result will be minimal  - I do not think they will haul them off to jail.
