Are they 12 month leases or just for the school year and do you have the parents as guarantors? 

However, as a graduate student most of us have that issue unless we are able to split rent with roommates or a partner.

Here's a personal example of appreciation in the OC...I bought a nice 4 Br - 2bth SFR ( apprx 1,600 sq. ft. ) close to a park with great schools for $ 93,000 back in late 1979.

@Corey Frank They say that I need to have strong reasons to move to a multifamily after owning a SFH (i.e. moving closer to work, bigger home, better school district, etc).I always thought that you could buy a new property after 12 months regardless of property type. 

I filed for chapter 7 bankruptcy about a year ago to get rid of some old credit card debt from when I was in school that was really hindering my ability to move forward. 

Our family has grown and our children would have to change schools if we moved to the condo.

I currently spend about 160k-220k cash a year, and a safe bet would be about 200-250k pre-tax (especially when you start adding kids private school costs soon!).
