Conventional Lending doesn't work at this point but here are some thoughts not mentioned yet:- @Adam Adams mentioned some like Private and Hard money and some good insights.- Seller Financing works: this means take over payments.

Those deals probably aren't the deal of a lifetime, but they are better than almost all deals that are disseminated through the wholesalers.I think the only way you can make wholeaaling work is have your own wholesaling/ direct-mail campaign and that's something I am working on.I personally know that experts like@Ryland Taniguchi or  @Albert Bui  have relationships to find better deals from wholesalers, but I seriously think newcomers shouldn't try wholesalers to start with.

One of my keyword searches, which is one of the tools I most value on BP, attracts a member who's thoughts and insights I prefer not know as they are long winded, consistently negative and many times incoherent.

I appreciate any insight in the process and if there are any good resources out there that help you, I would love to know about them. 

We are graciously open to any tips and suggestions that will yield success to our business and are willing hustle to gain as much experience and insight in the world of real estate as possible.
